Reddit Supports Apartment Owner For Making Property Management Company Lose Over $500,000 Due To Negligence

While many tenants hold grudges against their landlords because of their problems, not all apartment complexes are taken care of by the property owner. In many cases, management companies will be hired to take charge of the building, so they are the ones to blame for the citizens’ troubles.
Not only tenants but landlords are also the victims when the managers are slack in their job. Sometimes, they have to take responsibility for the management company's mistakes. Lately, an owner of a 72 units apartment complex shared how he dealt with a management organization on the subreddit NuclearRevenge and gained applause from the internet.

With the consult of a friend and a lawyer, the poster added a condition that the management company had to be accountable for its negligence on the lease. Both parties agreed with that condition, and luckily, it would save much cost for the property owner later. The complex then was handed off to the site management, and the Redditor kept track of them through monthly reports and apartment visits every 3-4 months.

The problem emerged with the roach invasion in the storage closet of an apartment. The management company stated they were trying to handle the issue, so the poster didn’t think it was out of control.
However, the problem kept snowballing for several months. The landlord decided to waive a month’s rent of that apartment, and the tenants were provided with another accommodation when the maintenance staff handled the bugs.

Unfortunately, when the tenants returned to their flat after a week, the place was full of fumes. It seemed like the exterminators had mistaken the apartment with the closet, which made the cockroaches spread all over the place. Consequently, the owner had to waive the rent of many apartments in that building and other blocks next to it.

To make the situation worse, a tenant resorted to lawsuit. The landlord thought that action was understandable, so he was willing to negotiate with the residents.

When the poster’s lawyer reminded him about the added condition in the lease, he pulled the trigger by forcing the management company to pay for their mistake. All the tenants threatened to take legal action, so the property owner had to free a year of rent for all of them.

Eventually, with all the rent, legal fees, and six months of free services for the landlord due to the breach in service for property maintenance, the management company ended up losing about $500,000 in this case.

Under the post, Redditors felt happy for the landlord and congratulated him. They recommended he give his friend and lawyer a treat that they deserved. Thanks to them, the Reddit user had a complete win over the management company.
